22 brand new luxury villas are now on offer in Stage 3 of Niramaya Villas & Spa to complete the resort.
Niramaya is an established residential 5-star resort in Port Douglas, comprising 81 lots, with 54 villas having been already built as part of Stages 1 and 2.
The resort incorporates a concierge reception with restaurant and bar, award-winning day spa, 30-metre pool, tennis court and gym.
Each Luxe villa is both a luxury holiday home (or permanent residence if you choose) with a beautiful, contemporary design that sits perfectly in a tropical environment, and an astute investment with significant, provable rental income.

The Pavilion designs are similar to those built in Stages 1 and 2. Each section of the house is in a separate pavilion, maximizing the privacy for each occupant.
The Courtyard designs are more conventional, with all the bedrooms accessible from the main living area. These are more suitable for families with smaller children.
Every design has an ensuite bathroom for each bedroom, maximizing the convenience and comfort of each occupant. A separate powder room is also available for “non-staying” visitors.
The Dual Key option allows each side of the villa to be rented separately, with no loss of privacy to either set of occupants. This greatly increases the rental potential, given that a large percentage of Niramaya visitors are couples.
Where a dual-key villa is rented to a family needing all 3 bedrooms, the privacy panels separating the 2 sides are simply folded away.
In the case of a 3-bedroom dual-key villa, the private pool is only available to the section with 2 bedrooms. The 1-bedroom unit can still use the main resort pool. Any couple wanting a 1-bedroom villa with their own pool can still rent one of the 58 villas in Stages 1 and 2, so all needs are catered for.
